Premium Developments Group is a luxury real estate developer in Dubai, specialising in high-end residential towers and villa communities. For their latest 45-storey waterfront tower project, 60% of target buyers were international — based in the UK, India, Saudi Arabia, and Russia. Previous off-plan projects relied on physical show apartments and 2D CGI renders, which failed to convey spatial proportions, natural light quality, and the premium finish materials that justified price points above AED 3,000 per square foot.

Cydez built a photorealistic VR property experience using Unreal Engine 5, covering 6 apartment configurations from studio to 4-bedroom penthouse. Buyers experience every room with physically accurate lighting — sunlight angles change based on floor level and time of day. Material finishes (marble, wood, fabric) are rendered with PBR (Physically Based Rendering) accuracy, and buyers can switch between 3 interior design packages in real time.

For remote international buyers, browser-based 3D tours built on Three.js with WebXR support provide a no-download experience accessible from any device. Sales galleries in Dubai, London, and Mumbai feature Meta Quest headsets for the full immersive experience. Every buyer interaction — rooms visited, time spent, finish options selected — is tracked and reported to the sales team for personalised follow-up.

The Challenge

A luxury real estate developer in Dubai needed to sell off-plan apartments to international buyers who could not visit the physical site. Traditional 2D renders and brochures failed to convey the spatial experience and finish quality of premium properties.

Our Solution

Cydez built photorealistic VR walkthroughs using Unreal Engine — buyers experience every room, view finish options in real time, and see natural light conditions at different times of day. Browser-based 3D tours on Three.js/WebXR serve remote buyers, while Meta Quest headsets are available at sales galleries.

How we delivered this project

Asset Survey

Obtained architectural CAD drawings, material specifications, and interior design packages from the developer. Photographed reference materials (marble, wood, fabric samples) for PBR texture creation. Analysed sun path data for the building location to model accurate lighting conditions.

3D Production

Modelled all 6 apartment configurations in Blender with millimetre-accurate dimensions. Created PBR material textures from physical samples. Built the Unreal Engine 5 scene with Lumen global illumination for photorealistic lighting. Optimised Three.js versions for browser-based delivery.

Development & Integration

Developed the VR experience in Unreal Engine with Meta Quest SDK. Built the real-time material switching system with 3 design packages per apartment. Created the Three.js/WebXR browser tour with responsive design. Implemented buyer interaction tracking and the sales analytics dashboard in React.

Testing & Deployment

Validated visual accuracy with the developer's interior design team — 3 rounds of material and lighting adjustments. User-tested with 30 prospective buyers for motion comfort and navigation intuitiveness. Deployed Meta Quest stations at 3 sales galleries and launched the browser tour on the project website.
